Warehouse #02 at Tamer Logistics Park in Riyadh is part of Phase 2 of Tamer Group’s expanding logistics network. Tamer Logistics (Mohammed Said Tamer Logistic Services Co. Ltd.), headquartered in Jeddah, is the Group’s fully-fledged third-party logistics provider, specializing in FMCG, healthcare and cosmetics logistics and operating twelve warehousing facilities across seven major Saudi cities. The company holds ISO 9001, SFDA, LEED and TAPA C certifications.

For this flagship warehouse, EJAD Gulf Technologies delivered the complete passive fire protection package — 24,000 m² of structural steel protected with a Hempel intumescent coating system, applied to BS 476 fire-rating requirements.

The result: one of Riyadh’s largest single-phase warehouse fireproofing packages, delivered on schedule.

Delivered under the supervision of Arabian Consulting Engineering Services and main contractor MHM General Contracting, the warehouse’s steel package — fabricated by Zamil Steel — was protected by EJAD’s certified application teams on schedule and to BS 476 fire-rating requirements.

EJAD executed the complete intumescent fireproofing scope for Warehouse #02 — from surface preparation through to final topcoat. The team applied Hempel Hempafire Optima 500 intumescent coating across 24,000 m² of structural steel, achieving the required cellulosic fire ratings in accordance with BS 476, and finished the system with Hempathane HS 55610 polyurethane topcoat for long-term durability and appearance.

Project Challenges

The structure comprised more than 240 unique steel section profiles — each requiring its own section-factor calculation and dry film thickness schedule to meet the specified BS 476 fire ratings. EJAD’s engineering team produced a full DFT loading schedule per section type and maintained tight application control across the warehouse’s large-span steel, keeping the program aligned with the main contractor’s construction sequence.

Paint System

The specified system combined Hempel Hempafire Optima 500 — a high-efficiency intumescent coating for cellulosic fire protection — with Hempathane HS 55610, a high-solids polyurethane topcoat. As a Hempel approved applicator, EJAD applied the full system under the manufacturer’s quality requirements, with fire ratings verified against BS 476.
