Project Overview
MODON — the Saudi Authority for Industrial Cities and Technology Zones — develops and operates industrial cities across the Kingdom, and its Ready-Build Factory program delivers turnkey factory units that let manufacturers start operations quickly. Under this program, EJAD Gulf Technologies executed the passive fire protection scope for Ready-Build Factories in two industrial cities: Dammam in the Eastern Province and Waad Al Shamal in the north.
Across both sites, EJAD protected 30,000 m² of structural steel with Jotun intumescent coating systems, delivering consistent quality across a multi-site, repetitive-unit program.
The program stands as one of Saudi Arabia’s largest multi-site factory fireproofing deliveries.
Working under main contractor CBT Contracting Co., with consultancy by EGIS Saudi Engineering Consult and design by Dar Al-Riyadh, EJAD protected steel fabricated by International Building Systems Factory (IBSF) across both industrial cities — delivering identical fire ratings and finish quality on every Ready-Build unit.

EJAD delivered the complete intumescent fireproofing scope for the Ready-Build Factory units — surface preparation, application of Jotun SteelMaster 1200WF and SteelMaster 900WF intumescent coatings across 30,000 m² of structural steel, and a Futura Classic topcoat finish. Application quality and film thickness were controlled per the project specification across every factory unit.
Project Challenges
The program spanned two industrial cities at opposite ends of the Kingdom — Dammam in the east and Waad Al Shamal in the far north — requiring parallel site teams, duplicated QA/QC setups and coordinated material logistics. The repetitive factory-unit design demanded strict consistency: identical fire ratings and finish quality on every unit, verified through EJAD’s inspection and documentation system.
Paint System
The specified system combined Jotun SteelMaster 1200WF and SteelMaster 900WF water-based intumescent coatings for cellulosic fire protection, finished with Jotun Futura Classic topcoat. As a Jotun approved applicator, EJAD applied the full system under the manufacturer’s quality requirements.
